We rented a brand new townhome in Whisper Valley and there have been so many things fundamentally wrong with the way this place was built-- from a busted ceiling joist to chronic electrical issues and our A/C going out after just a year.

It seems like every two to three weeks we're encountering wild, uncommon issues, especially for a home that was just built, and as of right now, we're experiencing an unexpected water outage. Something else that I've noticed is that in the last two years of us living here, I have seen well over a dozen homes having seemingly serious foundation work done (and the homes in our phase are less than five years old).

I have tremendous respect for our HOA staff and their outstanding efforts in organizing community events. I've never lived in a community that shows such dedication to inclusivity and care. Since Christian and the team took over, I've noticed remarkable improvements. The events are always well-organized, inclusive, and fun for my family. Their hard work and attention to detail have made a significant positive impact on our neighborhood.

The community itself is fantastic, with a great vision and an ideal location. Most residents are wonderful, although there are a few who seem to focus on finding faults rather than appreciating what we have. Some neighbors have unrealistic expectations, like not understanding how to properly maintain geothermal systems or expecting their new homes to be flawless indefinitely. These issues often stem from a lack of proper home maintenance, especially among first-time homeowners, which can lead to unnecessary complaints and negative feelings.

Yes, there are challenges, but the management and developer are proactive and dedicated to balancing budget constraints with safety and community needs. They have done an incredible job providing amenities that many communities don’t get until much later. I encourage you to explore all the builders before making your choice, but I’m confident you'll find this community to be a wonderful place to call home.

Been living in the neighborhood for a year and like the concept and my neighbors but have had several issues that seem to be something the HOA and developers should be doing a better job with. In the past year I have had three flat tires on my car and one on my wife's car due to the construction debris on all roads. I and my neighbors do a lot of picking up nails in the roads, and it would be nice of the builders would do so as well. The various construction crews around the neighborhood also leave lots of food packaging and plastic bottles around the construction sites that get blown around the neighborhood spreading lots of non-construction trash around streets and yards which is not a good look for an eco-friendly community. For several days in a row, a crew of workers were blocking all on my surrounding streets to fill cracks with tar which is fine except that it was being done at 8:00 in the morning when I had to bring my kids to school and get to work. An hour or two later would not have made a difference and would have not have been during peak driving time. There needs to be a stoplight added at the intersection of Breaker and Hwy 973 because it is becoming very dangerous with all the added traffic as the neighborhood grows, especially during rush hours. The HOA should be spearheading this improvement with the city and county as part of the master planning before morning and evening traffic gets worse or there is a bad accidents from the high speed drivers on the highway. Sod was delivered to a house being built next door at 11:00 pm and the driver proceeded to use a forklift to unload for the next 30 minutes while my family was trying to sleep. A portable toilet for the house being built next door sat on our property line by our driveway during the heat of the summer emitting the most toxic smells imaginable. It was finally cleaned after I left multiple messages with number on the sign for the builder in the yard. There is at least one illegal AirBnB in the neighborhood that numerous residents have complained about but the HOA has washed their hands of the violation and is permitting it to remain. There were numerous incidents of local ara teenagers breaking into the pool at night and destroying furniture and leaving drug and alcohol paraphernalia around the pool. Residents complained to police but were informed that HOA representatives have to be present for police to formalize complaints in the common areas. However, there are no actual homeowners on the HOA board, it is only builders/developers of the neighborhood so there is no representation of residents and no residents are in the loop of what the HOA is doing or planning until after the fact if at all. If any residents were on the HOA board, the other residents could have an owner that we could represent and speak for us to the builders/developers. There are reminders sent out by the HOA about fines for weeds in yards but the vacant lots owned by the builders/HOA are overgrown with enormous weeds. As a positive, I do appreciate the responsiveness of the on-site Discovery Center staff to my concerns about a wasp nest by the swimming pool and in the hiring of security and improved cleaning of the swimming pool since the incidents with local area teenagers. I also appreciate the events that the Discovery Center staff has been planning/organizing and appreciate the community they are working to develop. There is enormous potential for Whisper Valley to be an example to other neighborhoods but it will take some improvements in the community HOA to be that example to others.

The community, vision, location are fantastic. Most of the residents are great, too - with few exceptions. Primary challenges are folks who have unrealistic expectations (for example, purchased the home and have never taken the time to understand geothermal and how to use it correctly, or expect every aspect of a home to function perfectly in perpetuity because it “was new.” Lack of appropriate maintenance on the part of first time homeowners has contributed to problems and resulting negative feelings. Are there challenges? Yes, of course. The management and developer are hands on, and work hard to balance budget, safety, and have done an amazing job installing loads of amenities most communities don’t get for years down the line.

Check out all the builders before deciding, but it’s truly a great community and we don’t think you’ll regret being a part of it.

We love the community itself and our house has been great (thus the second star), but the level of predation we've seen from our HOA compelled me to write a review. The combination of a late fee for HOA payments (fixed amount, totally reasonable) and an "AR fee" that increases several fold each month (not cool at all) racks up a pretty hefty balance on Town Square.

No email alerts for this, either — which would have solved this problem for me. The HOA definitely has my email, since they occasionally send us warnings for street parking (that's fair, it's a well-known rule, not here to complain about that).

Should we have been more attentive to regular payments and/or checking our snail mail? Absolutely, no question, our bad.

Does that justify this approach to extra revenue generation by an HOA that we have no influence over? I don't think so. You be the judge.
